Remodeling FAQ

Remodeling FAQs for Milton Homeowners

Straight answers to the questions Milton homeowners ask most about cost, permits, schedules, living at home during construction and how we work.

Cost and estimates

How much does a remodel cost in Milton?

It depends on scope, existing conditions and selections. Published Atlanta-market data, shown below, gives reference points. Your own number comes from a site visit and a written, line-item estimate.

Is the estimate free?

Yes. We visit, measure, discuss your goals and provide a written estimate at no charge.

What is an allowance?

A budget placeholder for something not yet chosen, such as tile or light fixtures. If your choice costs more or less, the difference is adjusted in writing.

How do change orders work?

Any change in scope is documented in writing with the cost and schedule impact before the work is done.

How much contingency should I plan?

Many homeowners hold 10 to 15 percent for conditions found behind walls, especially in homes 20 or more years old.

Permits and approvals

Do I need a permit?

Work that changes structure, plumbing, electrical or mechanical systems generally needs a permit from City of Milton Community Development (678-242-2500). Cosmetic work usually does not. We confirm requirements before work begins.

Who pulls the permit?

The contractor doing the work usually pulls it, which keeps code responsibility with them.

Do I need HOA approval?

Exterior changes in many Milton neighborhoods need HOA architectural review, which is separate from the city permit.

Schedule and living at home

How long will my project take?

It depends on scope, selections, lead times and inspections. Your estimate includes a phase-by-phase schedule, and we update it if anything changes.

Can we live at home during the remodel?

For most kitchen, bath and basement projects, yes, with planning for a working bathroom, a temporary kitchen and dust protection.

What delays projects most often?

Open selections, special-order materials, HOA review and hidden conditions. Deciding selections before demolition is the best way to stay on schedule.
